  • Yes, The Village was founded under Seventh Day Adventist Christian principles and continues to be a Christian based community. Its Board of Directors are Christian based.  Christian Church services are offered multiple times during the week.   

    As our mission statement states:  “It is the mission of the Village Retirement Community to provide a community of homes serving retirement age residents in a pleasant caring Christian environment.” 

    Peoples of all faiths and those of no faith are welcome to live here and work here. We provide housing without regard for race, creed, color, familial status, religion, national origin, disability or gender.   

  • The Village Retirement Community is a private 501c3 not for profit, charitable community.   It is an assumed name for the corporation of North Pacific Homes, Inc, and is the only entity of that corporation.  We provide lower cost apartment style housing to seniors in compliance with all applicable HUD, city and state requirements.  Because we are not for profit, all proceeds go back into our community instead of to investors.

  • The Village is an active Retirement Community.  We encourage residents to pursue their interests as they did before they moved in and to seek new ones.  We encourage residents to make a difference in The Village community and in the greater community, whether it be through civic activities, volunteering or continuing to pursue work experiences.  Sometimes it is as simple as helping your neighbors.  We encourage residents to work as employees in our community when and where it is appropriate.  There are also many volunteer opportunities to help keep our community running so we can serve all residents.  Many of our best employees have also been our residents. 

  • 1,  All residents must be 62 years of age or older.   

    2.  All residents must comply with the Rules and Agreements of The Village, the Rental Agreement and the Resident Handbook and must have conduct that does not threaten the health or safety of other residents. 

    3.  All residents must be non-smokers and non-users of tobacco, marijuana, e-cigarettes or other similar devices. 

    4.  All residents must be non-users of alcoholic beverages of any type, including beer and wine.   

    5.  All residents must not use or possess any illegal substances. 

    6.  All applicants must submit personal references acceptable to The Village when requested. 

    7.  All applicants must submit to credit and background checks and meet The Village’s Resident Applicant Screening Criteria. 

    8.  All applicants and residents must understand that rental rates will increase usually every year.   

    9.  If requested, The Village will make a reasonable accommodation for any applicant with a verifiable protected disability, provided that the applicant’s protected disability is adversely impacted by one or more of these qualifications and the applicant satisfies all other qualifications for occupancy.  

    9.  All residents must be able to live independently or have their needs met independent of any help from The Village. 

  • Yes, there are additional requirements as follows: 

    1. The Village does not provide for or arrange for assistance with any of the Acts of Daily Living such as:  Bathing, personal hygiene, toileting, grooming, dressing, eating, medication management, etc..  All residents must be able to care for or have arranged for these services if they are needed.   
    1. The Village is not an assisted living or residential care facility.  It is not a nursing home or foster care home.  The Village does not provide medical or assisted living services.  All residents must be able to live independently or have their needs met independent of any help from The Village.  
    1. Each and every resident or occupant must continue to maintain the Qualification for Occupancy as listed. 
    1. Residency is limited to the registered applicant or applicants.  No one else is permitted to live in the apartment.  This includes anyone that is sleeping or staying in the apartment with the exception of guests that have been pre-approved for up to a 14 day temporary length of stay.  All residents and guests must follow the policies outlined in The Village Guest Policies. 
    1. Residents remain non-smokers and non-users of alcohol in any form and that their guests do not smoke or drink alcohol in any form in their apartment or in the Village community.  If residents are found to be smoking or using alcohol in any form they may be subject to termination of their rental agreement and/or eviction.   
    1. A resident must not be a danger to others in any way and must not interfere with other residents’ quiet enjoyment of the community. 
    1. If a resident desires to keep a pet or animal of any type, approval is required before the animal comes on The Village property.  The resident must follow the guidelines and charges of The Village Pet Policy.  All animals kept on The Village grounds must be licensed as required by governmental rules and codes and the resident must provide evidence of both vaccinations and license to The Village.   
    1. Any live in Caregiver must meet the requirements of the Live in Caregiver policy.  The Caregiver agreement must be signed and approved before the caregiver moves to The Village.   
    1. Residents are strongly encouraged to obtain ‘renter’s insurance’ to protect their personal possessions.  The Village is not responsible for a resident’s personal items.   
    1. For the safety of all residents, firearms are not encouraged or permitted on the Village grounds with the exception of collectables maintained in a recognized locked gun cabinet and ammunition stored separately.  Any and every firearm is required to be registered at The Village office and have Village approval.  The Village reserves the right to limit the type, or the number of firearms in any situation.  The Village has the sole right to determine whether a resident is permitted to have a firearm.  
    1. A resident must follow all rules as outlined in the Rules and Agreements, the rental agreement, the Helpful Information Guide and any written in-house rules and policies. 
  • The application fee is a $250.00 non-refundable fee payable at time of application to cover background and credit checks and processing fees.   

  • The application fee is not refundable.  If you wish to take your name off of the waiting list we ask that you provide a signed notice of your request 

  • Prepaid rent is what qualifies a resident for the Savings Plan Option.   Prepaid Rent is an initial one-time payment that enables the monthly rent to be approximately 39% less than our market rent charge.  The Prepaid rent takes the place of the security deposit for those who choose the Prepaid rent option.   

    This is a big benefit to residents and works very well for seniors.  Many have funds at time of retirement or when they sell their home, but are looking for ways to protect their income and reduce their monthly expenses as they age.  By charging up front monies The Village is thereby  able to keep residents’ monthly rents lower.   

  • The market rate option is the rental amount that would be due monthly if the applicant does not choose to pay the prepaid rent.  While it is still less than true market rates it does not offer the savings of the Prepaid rent plan.  If a resident chooses the market rate option there is a security deposit due as well as first and last month’s rent at time of acceptance of an apartment. 

  • We fill our apartments from our waiting list.  We do not encourage someone to apply until they have seen The Village and the apartment style they wish to apply for.  Once application is made and the application fee paid, the application must be screened and approved.  This whole process does not happen in one day.   

  • We have separate lists for one bedroom, two bedroom one bath, and two bedroom two bath sizes.  Within those lists we ask what style or styles of apartment is preferred.   Applicants may apply to be on as many different lists as they wish.   

  • The wait for moving into The Village varies.   Sometimes applicants can move in within a couple of weeks or months.  Sometimes they may need to wait a few years.  It depends on the style of the apartment desired, the flexibility of the applicant and the number of applicants on the waiting list .  It also depends on market conditions, how many move-outs we experience in that particular style and the popularity of larger vs smaller units at the time of application.   

  • The waiting list is based solely on the applicant’s application date.  While your placement on the list may change, the date does not. This is because applicants may choose to be ‘inactive’ on the list and still keep their position based on their application date.  Applicants who apply first have priority over those who have applied later.  As a benefit to our present residents, if they need to change apartments they may also put their names back on the waiting lists based on their original application date. 

  • Yes you may apply to move to The Village when you turn 55, but you are not permitted to move in until you turn 62. Applicants under age 62 will be placed on an ‘inactive’ status. 

  • The monthly rent charge includes the following services: 

    1. Occupancy of the apartment 
    1. Water, sewer and garbage 
    1. Administration and office expenses 
    1. Building operation and maintenance 
    1. Costs of operating the Community Center, recreation rooms and common areas 
    1. Maintenance of grounds in common areas 
    1. 24 hour personnel on duty 
    1. Limited parking for one vehicle when conditions are met  
    1. Furnished appliances and maintenance of them 
    1. Cable television services 
    1. Internet services, both wifi and cable 
    1. Emergency alert subsidy and discount 
  • The monthly rent charge does NOT cover the following: 

    1. Apartment electricity (including electricity for heat and lights) for each apartment (except for Prestige Living units) 
    1. Telephone or mobile phone expenses 
    1. Beauty and barber services 
    1. Additional Television or internet services beyond what is provided. 
    1. Other services that a resident may choose to subscribe to 
    1. Additional charges for parking 
    1. Charges for meals or food 
    1. Additional charges for emergency alert services 
    1. Extra recreational activities such as trips or dinners 
    1. Transportation charges 
    1. Natural Gas for those units that use it 
    1. Violations of the rental agreement or rules of The Village Retirement Community 
  • We are not always able to show the exact apartment when offering an applicant an apartment.  In order for us to be able to give applicants time to plan their move we need applicants to commit to an apartment based on them seeing that style of apartment and knowing the location of the available apartment.  That is why we require an applicant to view the apartment style they are waiting for before we put them on that list.  We also request that a person not be on an ‘active’ status on the waiting list unless they are ready to move in when notified.  If you cannot move when notified of the availability of the style you have chosen, you will remain on the list and we will call you with the next available one.  If you refuse an apartment of the type and location you have specified more than 5 times in a period of 3 years we reserve the right to change your application date to the date of the 5th refusal and put you at the bottom of the list.   

  • Since all applicants are to have seen the style of apartment that they have requested at time of application, and since they may specify specific locations if they choose, we expect that they will accept the apartment that is offered.  We request that they make their decision and inform us within one business day of the offer given.  If no answer is given in the specified time, and we cannot readily contact the applicant, it will be assumed that the applicant is not interested in the apartment. 

  • The application will be good for as long as it takes to fulfill the applicant’s choices with the exception of the following instances: 

    1.  If the applicant does not have contact with The Village for a period of three years and we have not been able to contact the applicant based on their application, then the application will be considered abandoned.  If the applicant wishes to re-apply, a new application must be submitted with the applicable application fee.   
    1. The Village makes every effort possible to regularly contact individuals on the waiting lists and keep their information up to date.  If The Village cannot contact an applicant after repeated attempts including attempts by mail, then The Village reserves the right to take that applicant off of the current lists.  If this happens the applicant may request reinstatement if they contact us within one year from the date they were taken off of the list.  After that time period, they may re-apply and pay the applicable application fee if they wish be on the list again.   
    1. If there has been evidence that the application was misrepresented or falsified in any way, or that the representations made are no longer true, it becomes void.   
  • The Prepaid Rent is used up over a period of 25 months.  If a person has to move out before that time there will be a prorated refund minus any additional charges as specified in the Rules and Agreements.   

  • There is a limited number of garages, carports and RV spaces available.  There is often a wait for all of these.   In order to be placed on a waiting list for a garage or carport a resident must have paid their move-in fees.

  • The city of Gresham does not allow barbeques in any area that is within 10 feet of any building.  Because this prevents almost all of our units from having one near their apartment we do not allow personal barbeques on our campus.  We do have a community barbeque in the patio area near the dining room.   

  • Residents rent the square footage of the apartment.  Personal storage in other areas such as patios are not permitted except for approved patio furniture, etc.  Small storage cabinets may be used if they are pre-approved and are within regulation sizes and colors. 

  • The Village has a pet policy that must be strictly adhered to.  Pets may be allowed if they are 15 lbs or less.  The pet policy and regulations must be followed and application for a pet submitted before being brought on campus.  Per government regulations service animals are not considered pets.   

  • Proposed changes to the apartment must be approved in advance.  Approval is not guaranteed.  Apartments are designed for the most universal acceptance.  If approval for changes is granted, improvements must be paid for by the resident and performed by an approved contractor. All changes must meet local codes and requirements.   

    Any changes in landscaping must also be pre-approved.   

    The Village reserves the right to charge the resident who wishes to make changes not only for the costs of the change but also for the cost of re-instating the apartment or landscaping to its original condition.  

  • Prestige living is independent senior living within our community center. All residents must meet the same qualifications as the rest of The Village residents.  We have four Prestige living apartments.  These residents receive three meals a day in our Café`and some light housekeeping assistance.  Their electricity, meals, housekeeping and basic emergency alert pendants are included in their rental charge.   

  • It is a commitment to live in a retirement community instead of a home that you own.  Like most rental properties, only the individuals listed on the contract may live on the property.  You may have a guest stay with you for up to 14 days with proper notification and approval.     

  • Because we value our residents’ choices and independence, all of our meals are optional. All of our units (except Prestige Living units) have fully equipped kitchens so many choose to eat in their own homes.  We encourage residents to come to the Café so they can eat with their friends and neighbors and get good balanced meals, but it is their choice.  Our main meal is lunch.  Breakfast and suppers are light meals.  You can stop by any time we are open for lunch, but breakfasts and suppers must be pre-arranged for.  While we are not able to cater to special diets we do serve healthy options and always have vegetarian options as well as meat options.  Our café functions as a service to our residents and is not an income generating service.   

  • The Village offers many different opportunities.  There are many volunteer opportunities available and there are employment opportunities.  The Village has a resident council that is a group of elected residents that serve as an advisory committee to the Administration.  There is an activity committee that all are welcome to attend that plans the different activities that are offered.  There are monthly special dinners in the café`.  There are trips that are taken in our 14 passenger bus to civic, cultural and scenic locations nearby.  On the weekends there are two or three different worship services and residents often reserve the community rooms for private events.  We offer many different community educational programs and bring in speakers from different organizations.  There are many different fun events planned like bingo and other games.  There are public and private wi bowling sessions that happen frequently.  We encourage resident leadership in many different events.   

  • The village encourages residents to recycle as much as they are able to.  We have two recycle locations and we facilitate pick up of recyclables whenever possible.   

  • The Village has three different locations of community gardens.  We encourage residents to sign up for them as soon as they are interested for they are often in high demand.   

  • Yes, we have a well-equipped woodworking shop for residents to use.  An injury waiver/release form must be signed before use. 

  • We offer group transportation services to grocery stores on Friday mornings and to appointments on Wednesday mornings.  There is a small fee for these services.  We offer individual transports for a per mile fee during other weekdays when there is a driver available.   

  • The Village has gates on every entrance.  The main entrances are open during the day and closed at night.  Residents may get a remote to open the gates if they regularly come in after they are closed.  Guests or residents can always call from the gate or their cell phone to have the gate open.
